Start with who manages the roofline
In a converted house or block of flats, the person noticing water may not be responsible for arranging external repairs. A freeholder, managing agent or residents’ group may need to approve access and scope. Establish who can make that decision before booking.
Keep the report practical: elevation, approximate floor level and rooms or entrances below. Avoid assigning blame between adjoining flats. The first assessment needs to identify the water route and component involved.
One pipe can receive water from several parts of a building
Where several gutters feed a shared pipe, an overflow on one side may be connected to a fault elsewhere. A leaking socket can also be mistaken for a gutter defect above it. Note the first visible escape point, not only the wet patch at ground level.
Ask whether access to another courtyard, side return or adjoining section is needed to follow the pipe. If it disappears underground, the inspection’s limit should be clear. A drainage specialist may be needed beyond the roofline system.
- Roofline manager
- Shared drainage
- Agreed access
Distinguish gutter leakage from other damp sources
Marks below the eaves are clues, but damp in an older building has several possible sources. Roof coverings, flashing and a junction around an addition may warrant attention. A gutter repair cannot be assumed to resolve an unexplained internal stain.
Record when the mark changes and whether it coincides with a visible external leak. If you have a survey report, share the relevant observations. This separates a confirmed gutter fault from an issue requiring a broader building assessment.

Make a repair proposal easy to approve
For a managed Hendon building, ask for the location, defect, remedy and access needs to be described clearly. Identify whether parts, clearance, waste removal and flow checks are included. A defined proposal is easier to review than an unexplained total.
For an individual NW4 house, the same clarity helps at a smaller scale. Mention locked gates, shared entrances and occupied space directly below the gutter. Call to discuss availability; the appropriate remedy depends on the actual building and fault.

ANSWERS FOR THIS AREA
Hendon gutter repair questions
Can I report a leak if I rent a flat in Hendon?
Yes, but contact whoever is responsible for the building before authorising repairs. Record the location and symptoms so your landlord or agent can arrange the right assessment.
Will a gutter repair remove damp inside my flat?
Only if that defect is the relevant cause, and drying or other work may still be needed. An uncertain source should be investigated rather than assumed from the position of a stain.
What does a managing agent need for a quote?
The roofline location, reported fault, access arrangements and authorising contact are useful. Ask for the repair scope and exclusions so the proposal can be reviewed clearly.
